Our shop is at 4008 Wilmer St, right here in 77003. When someone in the East End calls with no cooling, we're usually a few minutes out rather than across town in traffic. That matters more than it sounds like in August.

Two kinds of houses, two kinds of problems

The East End is changing fast, and you'll find a 1930s bungalow and a brand-new three-story townhome on the same block. They fail in completely different ways.

The older homes

Most of the original housing stock here predates central air entirely. Air conditioning got added later, which means the ductwork was fitted into a house that wasn't designed for it, often routed through tight attics or crawlspaces, sometimes undersized from the start. Common things we find:

The new townhome builds

Newer construction has the opposite problem. The equipment is modern, but in a tall narrow building on a small lot, placement gets tight. We see condensers wedged into side yards with almost no clearance, which chokes airflow and drives up head pressure. The unit runs hot, works harder, and fails early. If you can't get two feet of clear space on all sides of your outdoor unit, that's worth a conversation.

Three-story townhomes also fight the stack effect: heat rises, so the top floor runs warm while the ground floor is freezing. That's usually a balancing or zoning issue, not a broken system.

Flooding and your outdoor unit

Parts of the East End sit low, and this is Houston. If your condenser has been underwater, do not just flip the breaker back on and hope. Water in the electrical components and contactor can cause a short or a fire. Have it inspected first, because sometimes it's fine after drying and cleaning, sometimes the compressor windings are gone. We'll tell you honestly which one you're looking at.

Renting or leasing in EaDo? If you're a tenant, your landlord is generally responsible for repairs. We work with plenty of East End landlords and property managers on rentals and small multifamily, so have them call us directly.
